These terms set out the rules for using the ANBA website and what you can expect from our service. By accessing or using this site, or by accepting an introduction we make, you agree to these terms. If you do not agree, please do not use the site.

About ANBA
ANBA (Australian National Buyers Association) is a referral network. We connect property buyers with independent, licensed buyer's agents whom we have personally vetted. In these terms, “we”, “us” and “our” refer to ANBA, and “you” refers to anyone who uses this site or our service.
We are not a buyer's agent, real estate agent, financial adviser or legal adviser, and we do not provide property, financial, legal or taxation advice.
Eligibility
To use our service you must be at least 18 years old and able to enter into a legally binding agreement. By using the site, you confirm that you meet these requirements.
Our service
When you contact us, we take time to understand your goals and then introduce you to a buyer's agent in our network who suits your situation. Any agreement for services, including fees and scope, is made directly between you and that agent.
Using our website and accepting an introduction is free and carries no obligation to proceed. You are always free to choose whether to engage an agent we introduce.
No advice
The information on this website is general in nature and is provided for information only. It does not take into account your personal objectives, financial situation or needs, and it is not property, financial, legal or taxation advice. You should obtain your own independent professional advice before making any property or financial decision.
Vetting and outcomes
We assess every agent in our network on factors such as their licensing and track record. While we take this seriously, vetting is not a guarantee. We cannot guarantee any particular result, property, price or outcome from working with an agent. Property decisions and their outcomes remain the responsibility of you and the agent you engage.
Relationship with agents
The buyer's agents in our network are independent professionals, not our employees or partners. Any services they provide are governed by the separate agreement between you and the agent. We are not a party to that agreement and are not responsible for the agent's advice, conduct, fees or services beyond the vetting we carry out.
Fees
We do not charge you for using the website or for being matched with and introduced to a buyer's agent. Any fees for a buyer's agent's services are set and charged by that agent under your agreement with them, and the agent will set out their fees before you choose to engage them.
Your responsibilities
To help us match you well, you agree to provide accurate, current and complete information, and to keep it up to date. You also agree to:
- Use the website only for lawful purposes and in line with these terms.
- Not misuse the site, interfere with its operation, or attempt to gain unauthorised access to it or its systems.
- Not use the site or our service to send spam, harmful code, or misleading or unlawful content.
Intellectual property
The content on this website, including text, graphics, logos, icons and design, belongs to ANBA or its licensors and is protected by law. You may view and use the site for your own personal, non-commercial purposes. You may not copy, reproduce, modify, distribute or reuse our content without our prior written permission.
Third-party content and links
Our site may contain links to third-party websites or reference third-party services. We provide these for convenience only and do not control or endorse them. We are not responsible for the content, products, services or privacy practices of any third party.
Availability of the site

Indemnity
You agree to indemnify us against any loss, damage, cost or expense we reasonably incur arising from your breach of these terms, your misuse of the website, or your breach of any law or the rights of another person, to the extent permitted by law.
Privacy

These terms, together with our Privacy Policy, make up the entire agreement between you and ANBA regarding your use of the website and service.
